Statement of Claim
Claimant says:
"We rented a house at 2612 Fremont Ave, Clovis CA.93611 from Omni Property Management from January of 2011 to August of 2012.

We signed a year lease but after a year our rental was month to month. We were never late with our rent the entire time that we occupied the property.

On August of 2012 we gave a 30 days’ notice to Omni and on 15th of August we turned the keys over to them since our move was complete. We cleaned the house, steam cleaned the carpet, cleaned the garage and all the interior of the house with total of 3 people.

We also installed a new water heater which we wanted to do without asking the owner, we added a security door and replaced the calling fan in one of the bed rooms.
On the 15th of when we returned the keys we still had a 15 days left in our rent but since we had moved we turned the keys and asked them if there are anything that needs to be done please let us know since we still had 15 days and we can fix it and also told them the updates that we have done and that we are leaving the water heater, security door and the fan which the lady at the office documented and thanks me.

After 3 weeks we received an Itemized Disposition of our security deposit without any receipt from vendors but just an invoice from Omni Property keeping $901.00 from our deposit of $1700.00.

Cleaning & yard and garage hauling for $375.00
Painting for $476.00

Carpet cleaning for $50.00

We did clean the house; garage was completely empty and washed. They had a weekly gardening service; also there is hardly any gardening to do since all back yard is taken by swimming pool.

House had a clean walls and somewhat painted before we moved so there was no need to paint and we do not believe that it is painted.

After 5 calls to Omni and an email to a person by the name of Sam, we have not received any call or reply to our email.

As I mentioned we had given them 2 weeks to check and see if any additional items need to be fixed since we still had 2 weeks in our rent and they had plenty of time to call us and all the work that we have done we require additional $500.


Under California law, 21 calendar days or less after you move, your landlord must either:
• Send you a full refund of your security deposit, or
• Mail or personally deliver to you an itemized statement that lists the amounts of any deductions from your security deposit and the reasons for the deductions, together with a refund of any amounts not deducted.218

The landlord also must send you copies of receipts for the charges that the landlord incurred to repair or clean the rental unit and that the landlord deducted from your security deposit. The landlord must include the receipts with the itemized statement.219 The landlord must follow these rules:

• If the landlord or the landlord's employees did the work - The itemized statement must describe the work performed, including the time spent and the hourly rate charged. The hourly rate must be reasonable.

• If another person or business did the work - The landlord must provide you copies of the person's or business' invoice or receipt. The landlord must provide the person's or business' name, address, and telephone number on the invoice or receipt, or in the itemized statement.

• If the landlord deducted for materials or supplies - The landlord must provide you a copy of the invoice or receipt. If the item used to repair or clean the unit is something that the landlord purchases regularly or in bulk, the landlord must reasonably document the item's cost (for example, by an invoice, a receipt or a vendor's price list)220

  • Sam Singly has plenty of problem with IRS and tax leans that he will do anything to make money, i mean ANYTHING. I know him very well personaly.

  • Get hold of the owner and let them know how crook the property managment is.

    we had the same problem with them but we lived in an apartement. we caled them several times and was told that we will get a call from Sam Singley the owner which we never did.

    we have told everyone that we know that they are crooks and so far stped three friends from dealing with them.
