Claimant says:
"Excessive charges against security deposit for property. Withholding for cutting of grass 20 days after key was retuned and tenant had vacated the property. Having the carpet cleaned twice at tenant cost because the owner said the carpet was not cleaned properly the first time. Having the home cleaned at tenant cost after home was left in good order but claimed that the blinds were not dusted properly so she had the home cleaned again.
I feel the money for the second carpet cleaning, lawn cutting and house cleaning should be returned."

The claimant's settlement terms were rejected with the following explanation:
  • I disagree with the explanation / grounds provided

    "This claim is against me personally and Mento Real Estate Services, Inc. was the agent for the landlord of the property, not Phyllis Mento. All documents were completed as Mento Real Estate Services, Inc. and Mrs. Rodriquez and Heather Pacheco were aware of that fact in the lease.
    The allegations of excessive charges are not correct.
    The house was cleaned and carpets were cleaned as the tenant had an unauthorized cat and the owner of the house is allergic to cats, and the lease stated the house and carpets were to be professionally cleaned upon vacating and the tenant did not.
    The yard was mowed in a timely manner and the bill was received after that.
    NC allows 30 days for allocation of security deposit refunds and the allocation was made within the 30 days."
