"1. I entered into a "Real Estate Option to Purchase" agreement with a Perfect Location Realty client for a potential future sale of real estate.
2. Perfect Location Realty was paid a 3% commission in advance ($3,441.00 to be held in escrow) until sale would take place.
3. Sale did not take place because Perfect Location Realty client could not be financed.
4. Refund of escrowed funds was requested.
5. Perfect Location Realty refunded 1/2 of the escrowed funds and unjustly retained 1/2 ($1,720.50)"
