Statement of Claim
Claimant says:
"My problem started the day I asked Creary to stop and give me an estimate. I had a sales rep ( Ed Swan that had a problem remembering things since he had a stroke. My major concern and request to him was to end up with a barn that didn't have a condensation problem (rain in your barn) when the conditions are right. Ed Swan assured me that if I spent the extra money for the 24" eves I would not need the roof moisture barrier. So on his bad advice I did not order the roof moisture barrier. Now I have rain in my barn whenever it is humid during the day and we get frost at night! This was not the only issues. From the day they delivered the barn (Ed did not show up for the delivery). The crew of 2 started the install. My expectation and the plan from Cleary was to have at 6 people working on the barn.the plans for the barn were not correct even after my wife and I discussed the construction with Ed in detail. I finallynasked Ed not to come back to my farm due to so many mistakes. After the crew of 2 finished our barn we did a walk around and we found many things that were not correct and actually had a major part of the trim removed and reinstalled correctly. One of the walls had a large bow in it that was corrected. So to say we had problems is an understatement. I have made several attempts to get the moisture problems resolved with Cleary to no avail. My last attempt was this week with Mr Rob Davis. He told me in no uncertain terms that Cleary was done looking for solutions and that if I wanted to I could have the roof sprayed with foam and He would contact one of there contractors for a good deal. I told him no, and that if I did that I would talk to my contact at Wick, someone I could trust. I was made aware that Ed Swan no longer works for Cleary."

  • This is a typical response expected from a business that does not support the customer! I had asked a Cleary representative to design and build a building for me with a specific request for a building that would not have a condensation issue. I paid for the additional 24" eaves as well as the additional low profile roof peak vents. I still have the condensation problem! I feel this is a design issue and not my problem! But since Cleary has the final payment I am afraid I am stuck with the problem. Live and learn.. Do not follow my path if you need a building and want someone to build it. Avoid Cleary at all costs!

    "Mr. Weber’s building was built in 2013. We understand that condensation has been occurring on the underside of roof and wall steel in the enclosed 36’ x60’ storage area. Condensation occurs when (warmer) humid air contacts a thermally conductive surface (the metal roofing and siding) that is at a cooler, below the dew point, temperature. An industry wide typical approach to condensation control is to provide enclosed areas of buildings with ventilation. As the evening outdoor temperature drops, the ventilation at eaves and ridge of a building allows warm humid air to exhaust out of the ridge of the building, allowing cooler air to be drawn in the eaves, thereby reducing the temperature of the interior air to more closely match the temperature of the roof and wall steel.

    The enclosed area of this building was designed as an unheated structure, without insulation, and included 24” vented soffit overhangs, and a continuous low profile ridge vent. Last year, in an effort to reduce the occurrence of on-going condensation, (6) additional higher capacity ridge vents were installed along the ridge of the enclosed area. It appears condensation is still occurring. Cleary Building Corp has constructed many thousands of enclosed storage buildings. As designed and with the addition of the larger capacity ridge vents, the ventilation rates in this building exceeds that which is typically provided.

    If condensation is still occurring, it is likely that one or more of the following conditions exist in this structure. The air in the building may be unusually humid. The evening outdoor air temperature may drop more quickly than is typical. Higher interior humidity can be caused by water migrating under the floor of the structure. Insuring the site drainage directs water away from the structure can help reduce interior humidity. Also, even temporary heating of this area may contribute to condensation.

    Another approach to controlling condensation is to provide insulation between the interior air, and the conductive steel roofing and siding. This allows a larger temperature differential between indoor and outdoor air, without condensation occurring. Please note however, that even with these insulations, if the temperature differential, or the humidity level is high enough, condensation can still occur. Retro-fitting a building with this type of insulation requires the removal and replacement of the roofing and siding. Should Mr. Weber desire to hire Cleary to provide this type of insulation, he can let us know and we will quote it.

    As an alternative, a closed cell, spray-on type insulation may be installed on the underside of the existing roofing. Cleary does not install this type of insulation. They are readily available from insulation contractors. Please review the manufacturers literature of any such spray-on products for required fire protection coatings.
