Statement of Claim
Claimant says:
"Mr. Lipp inspected our home in Sept. 2011 because we were buying the home and wanted to make sure everything was in good shape.
In July of 2013 we decided to buy a different house. The new buyers had the house inspected, their inspector failed the inspection due to mold, the same problem that was there when we moved in in 2011. and Mr. Lipp overlooked.
We had Richard Ewing of Environmentally Correct Solutions, Inc. to do the remediation. Mr. Ewing stated that mold had been there before we moved in due to improper ventilation as one problem. His results were sent to SanAir Technologies Laboratories. Their results showed 195,000 spores/cm sq. MR. Lipp has copies of the lab reports.
Lipps fee was $300.
Pre and Post testing cost $1,500.
Crawl space was $925.
The total of these cost is what i'm looking to get back in Small Claims Court."

Additional Communication Between Claimant and Craig Lipp Hide
  • Nov 07, 2013, Craig Lipp (responding party) added:
  • we explained to mr. Slater many times that we are not mold experts and our agreement that he signed, on the first page of his inspection report, states this in detail. He just needs to read this information and he will understand this is not our area of expertise. Mr. Slater during one of our telephone conversations even commented we did not even look in the attic. This is not true. If he will review the home inspection report we gave him he will see we did state in the report that we saw some darkened areas in the attic on the roof decking. We can not call this darkened area mold, mildew or a microbial growth until it is teasted by a professional. The report states on page # 1 that we are not mold experts and are not there for this type of issue should one exist. We did report this to him and noted if in his report of the darkened areas in the attic. If it was a concern to him why didn't he act upon it 2 years ago? Wondering if he saw this during his final walk through just before he closed on the property and why he did not do anything about it then. The final walk through of the house is done to make sure there are no new areas of concern. We want to be helpful to all our clients but everything was written down in mr. Slaters report and he just needs to read it and simply understand want we can and can not do.

  • does not make sense. exa ctly what is the purpose of him saying he's a inspector. he didn't even tell that the cellar and crawl space had mold. he passed the breaker box which has been off the market for a length of time
because they were fire hazards. had that removed also.

  • My name is Derik Rose. I am in the process of purchasing my fourth house. Mr. Lipp was the Home inspector I hired for the inspection of my "new" house. He was absolutely wonderful. Extremely thorough, literally pointed everything out to me in each room that. Not just on paper, but literally took me to everything and showed me everything. He was very professional and knowledgeable about every aspect. I can understand if the complaintant is upset about mold in the house, who wouldn't be, but to specifically blame it on the inspector is ludicrous. Mold is not always cut and dry. You can't always just look at something and know if it's mold or not. Testing has to be completed in order to verify that. The best he as a home inspector could do is point out what may look suspicious. Which it sounds as if he did. It is unfortunate that the house had mold in it, but it appears that someone didn't want to put the work into what they were notified about until it was too late, being just trying to sell the house to someone else that way. It's not fair that years after the inspection took place that this person is attempting to attack the reputation of an honest working person. From every home inspection I've had done, which this was my fourth, Craig was by far the most thorough. All he cared about was that I understood everything that was going on with the house and that I was able to make an educated decision about my purchase. Keep up the good work Craig.
