Statement of Claim
Claimant says:
"Ms. Rados rent a house from me at 4898 Beach Ridge Road, Pendleton, New York and did not pay rent of $600 month from January, 2016 to July, 2017.
In January of 2016, Ms. Rados messenged me that she would pay me as soon as she received her IRS refund.  In October of 2016, She had me send her an notarized agreement that she would pay an amount of $5900.
I have never received a penny for rent.  
I have copies of the messenges between us in which she states she would pay and that she would remove her property in January, 2017.  She never moved her property out until July, 2017.  In fact, I paid for a rental truck for the tenant to remove her property.
She left trash and her unclaimed property at the house.  I had to pay to have the mess cleaned up."

    When you have an agreement and contract, it's easy to sue them, but my suggestion is to give them warning before lawyer take the case and probably for what they did, they need to pay more than this and part of that will be the penalty.
