Statement of Claim
Claimant says:
"They charged me a $75.00 late fee when I have been paying my rent for the last two years by the fifth or sixth of the month. Now they all of a sudden charged me a late fee before I was able to pay the rent electronically today.

These landlords have gotten to be particularly greedy since I started renting there in Sept of 2012. The office management there is also very bad."

Additional Communication Between Claimant and St Mary's Woods Apartments Hide
  • Oct 09, 2014, St Mary's Woods Apartments (responding party) added:
  • Write your message hereThe terms of your written Rental Agreement clearly state that rent is to be paid in full no later than the end of the 4th day of the month. It outlines how payments will be applied and the fee that will be assessed if full payment is not received timely.

After reviewing your account, you did make a payment on 10/04/14 for $805.00; however, your current rent owed was $870.00. If the correct amount had been paid, you would not have been considered late and would have avoided the late fee. There have been no changes in this process - it has been the same since the day you moved in to your home.

Timely, full payments would ensure you avoid late fees in the future. This late fee was appropriately assessed to your account. If you would like another copy of your Rental Agreement, feel free to contact the leasing office.

  • Oct 10, 2014, Claiming party added:
  • You are a predatory company and deserve to be sued. Your software was too dumb to take the correct payment and it was such that I had to pay the rent in two parts. I reject your response and I want this posted publicly for other potential tenants to know how malicious, and cheap you are. I want the media contacted about these predatory high late fees.
