Statement of Claim
"After learning of a sex offender in my apartment complex and that his sliding glass door pointed directly towards the playground, I notified on site management. They claimed he was there without knowledge and would handle it. A month later and still many sightings of him out and about. I made multiple calls to corporate before finally being contacted and told the same thing, it was being handled. Two months in and I decided to vacate early from my lease due to not feeling safe. Upon submission of my written notice to vacate, I was threatened to turn my keys in that very day or be slapped with an eviction on my record that would prevent me from being able to rent again. I have actual proof of these threats. I told the manager at that time I was headed to the other side of the state for work, at the end of my work week I would be back to pack, and planned to be out as soon as possible. A friend kept tabs on my apartment while gone. Two days before I was due home I receive a picture message showing a 48 hour notice to enter for repairs on my door. There were no work orders or noted repairs. I didn't stress because I knew I would be back hours before the office opened that day. The next day I receive another picture message, this time of a 24 hour notice to enter to deem the unit abandoned. I arrived at my apartment at 2am the day management was due to enter. I left a voice message and a letter on my door, clearly stating she knew very well that the unit was not abandoned nor was there repairs needed and per my vacate notice, I had until the end of the month. She did not attempt any contact and did not try to enter after that. When I officially vacated, the office was closed so I did a video final walk through and dropped the keys in the drop box. Since that time I have made at least 20 phones calls as well as emails to corporate, to go over final amount owed and settle dues. Nobody will return my calls, implying they are trying to do just what was threatened which is cause negative impact towards my credit."

  • THe issue is I cannot pay any balance owed if I do not know a total. And I have called at leaSt 20 times, no one will call me back. As to what I was told, I actually recorded the entire thing, to prove I turned my notice in. Good editing on what and how it was said though. As to the sex offender, he was on the premises 2 days before I turned in my notice, which was 2 months after I reported. At that point I already had a job across the state due to my fear of staying there. As far as late rent, as my notice said, my job messed up my paycheck at which point I don't get reimbursed until the following payday and I offered to submit verification of that but she didn't want it. So again, how do I get documentation of any dues owed.

    I am sorry you had a bad experience at your apartment complex. You filed this claim against me, Kristin Wood and FPI. I am the Information Technology Director at FPI Management in Folsom, CA. I have nothing to do with the management of apartment complexes.

    I believe my Marketing department has prepared a response. However, you may want to file the complaint against Copper Landing and FPI Management to get the paperwork in the correct name.

    One last thing, I just read your post. Our accounting system has a record of all your transactions. You should be able to drop into the office of the apartment complex and get a detailed list of your charges and fees paid. You should not be directing your calls towards are main corporate office. You should be working directly with the staff onsite to settle your account.

  • I could not go through them when they wouldn't stake my calls and I already moved across the state. If a tenant is having issues with the management on-site, that's supposed to be where chain of command and corporate offices come into play, is it Not? And I finally got a copy of said charges, and most of it was bogus charges or "repairs,etc" on things that did not meed to be done. The very chance something like that could occur with the way I had already been treated is exactly why I took video and pictures on my final walk out. I have them to do this day and will gladly share them to anyone that would like proof.

  • Most of the charges on that bill were bogus. I owed for one window screen, the sliding door blinds, and the early termination fee. Paint, carpet, cleaning the kitchen......that's all phony. I lived there 6 months and took good care of it, that stuff did not need to be done, nor do I believe for one second that it was done. Just an easy way to rake in extra money.

The claimant's settlement terms were rejected with the following explanation:

    "Dear Sybil,

    Thank you for giving us the opportunity to address your concerns.

    After you brought to our attention on March 20, 2015 that we had a registered sex offender living on our property we contacted our attorney and followed all the legal steps required to take care of the situation. We did have the situation corrected by April 7, 2015.

    We received your notice on April 8, 2015 and at that time we had not received rent for April. It was stated to avoid an eviction being on your record that it would be best to vacate and turn in keys if rent could not be paid.

    We completed the move out on 4/27/2015 when we received keys back for the apartment and all paperwork was submitted to our corporate office for processing. The apartment was re-rented and moved into on 6/1/2015. We completed a move out revision and submitted to corporate for

    processing. The revised statement does reflect the final costs due to Copper Landing Apartments.
