Statement of Claim
Claimant says:
"Gave landlord A. Ogundana reqested/required (60-day) notice to vacate rental property on March 30th, 2014 (resided there for 10 months). Have saved record/conversation of A. Ogundana's permission to vacate premises prior to 12 month lease term completion. Worked in cooperation with A. Ogundana to show apartment for 60 days to prospective tenants. Worked to ensure there was no interruption of rental income to A. Ogundana by helping to place new tenant in property. Showed apartment to a number of individuals, communicated to A. Ogundana the results of all property showings. Showed apartment after business hours, on personal time - as a show of good faith to landlord, A. Ogundana. Prior to vacating premises, spackled, performed touch-up painting of all nail holes, did thorough cleaning and professionally shampooed all carpets. Left tenant-purchased window screens behind (non-reimbursed by landlord) for new tenant. Confirmed that new tenant was in place by June 1st to ensure there was no interruption of rent revenue to A. Ogundana. Vacated premises May 25, 2014. Was informed by A. Ogundana that property inspection would be performed prior to new tenant's occupation, and that by DE law, landlord has 30 days to return/process give notice of any dispute regarding security deposit. All promised return phone calls have not been received. Have made multiple attempts to discuss this outstanding deposit return issue with A. Ogundana unsuccessfully."
