Statement of Claim
Claimant says:
"Real Property Management under the representation of Larry Anderson and Stacey Anderson placed tenants into my property even after our agreemen had been cancelled. They collected rent and security deposits and failed to remit the said monies to me since Feb 2012. When I signed up with them and handed over the keys after paying a non-refundable fee of $399 the house got got burgled with the windows smashed in and vandalised. RPM did not even notice until I came back into town and discovered this when I paid a visit. My neighbors claimed that the house had been vandalised for over 3 weeks prior. RPM was located less than 5 miles from the property and they were supposed to do drive-bys as well as show property to prospective renters.

Please see a copy of my original email sent to both Larry and Stacey Anderson Feb 28th in regards to their representations of my interest to my property.

I sent this email to Larry Anderson 2 days before he placed tenants into the house. In spite of this he went ahead and under false pretences placed tenants into my property, collected rent and deposits from them and then failed to remit such as per the agreement signed by him, has not communicated his intentions and neither has he remitted my balance of $400 rent and $490 security deposit according to the signed lease he had with the tenants copies of which I have also attached. He collected $399 from me to sign up which was explained as the cost of advertising to find and place a tenant.

I have the testimony of the tenants as to the fact that Larry did not remove the Window boards for FIVE days after they moved in. For any of his repairs to have been valid he would have required my consent even especially since the unit was vacant and I had told him I was not using his services going forward.

He did no repair work on this house according to all evidences by the tenants, this guy gives a very bad name to your the property managemnt business and will damage your franchise reputation if not properly cautioned. I will be reporting his franchise to the BBB as well as to the Real Estate board here in the state of Indiana.

While I understand you can not make any decisions for him, I will strongly suggest you look into this guy as he will definitely soil your name here in Indianapolis.

Going forward this serves as a cancellation email.
You have the option to place the tenant if you so desire if that is the case we can negotiate the placement.
I previously owe you $150 and in the event we decide to place the tenant then RPM removes the boards and replaces the window panes and I will pay $300 for that.
In the event you choose to walk away from this please let me know so that we can collect keys and I can hand over the $150 that I owe you.

  • The accusations made by Mr Awonaike/ Northern Atlantic Realty are false. Mr Awonaike/Northern Atlantic Realty entered into an agreement which hired RPM to manage his rental property and to place a tenant. We did exactly that. The owner was supposed to exterminate for roaches, replace broken windows caused by vandalism, cleaning, and various other repairs needed to get the home rent ready before the tenant moved in. Mr Awonaike did not do what said he was going to do to bring the home up to code. The tenants had no where else to go so they reluctantly moved in. Since Mr Awonaike refused to make proper repairs to the home after the tenants took occupancy of the home RPM had to step in to bring the home up to code with the Board of Health for health and safety reasons and to avoid any legal actions from the tenant. RPM did the repairs which were in line with the agreement we had with Mr Awonaike. Mr Awonaike refused to abide by the management agreement we had with him and tried to file a claim against RPM with the Wayne Township Small Claims Court. The court ultimately agreed and sided with us (RPM).

  • I have also had many issues with RPM. When our lease was up and we had vacated the property, I made three un-returned phone calls and never received any communication from them at all. They have not returned any of my over $1200 deposit (although $400 is a non-refundable pet deposit). When I finally talked to someone, they gave me a whole bunch of made-up charges from their "inspection" that I know are false. I am speaking with a lawyer and we are planning on finding others with similar complaints. RPM is a horrible company!
