As it is iright now t is up to you: what to do next since your email of a few minutes ago now lists other things to be fixed.
Options:
1.)We can all walk away from this deal If this is the case I will no longer be interested in using your services.
2.)You can place the tenant and we can negotiate the placement fee. but I will no longer use your property management fees as I foresse problems in the future.
I have accomodated RPM throughout this ordeal though I really want this deal to close but it seems you do not want us to.

Hi Edward, You signed up for the Eviction Protection Program. Please review your management agreement to the terms.
Do you want to cancel the Eviction Protection Program?? If so please email me something stating that you want to cancel EPP's. No big deal we will remove you from the program.
RPM has already approved the tenant to move in. You have already gave us permission to do so in the management agreement. We do not get the owners approval. Again, we have already approved this tenant. These are great tenants and hopefully will be for a long time. Once we process the lease and everything is completed we will upload the lease so you can see it on your portal and have it for you records. You will get a automated email letting you know it's there.
Other code issues(in bold) & repairs that need to be addressed are:
Outside-Repair 2 qty gates and fence in back yard, remove all debris/limbs/swing set in garage/back yard/, patch outside hole on West side of home, Foyer-Lightly clean tile, Living Room-Clean front door both sides that are very dirty, Kitchen-Lightly Clean stove/refrigerator in/out/under, clean tile, repair/replace sink faucet leaking onto countertop, clean cabinets/drawers in/out, clean sink/countertops, Laundry-Clean tile, Master Bathroom-Clean floors, scrape and paint door white, clean vanity/sink/shower/tub/commode, remove caulk around base of toilet and re-caulk (terrible job), Replace exhaust fan that doesn't work, Install new dryer vent boot for 4 inch vent to hook up to, Remove all boards around home.
You mentioned that the roaches & cleaning up the home (trash in garage/sweep home & bugs/the toilet is nasty/ & the rest of the list above) would be done before the tenant moves in. Are the repairs completed or when will it be?? Please let me know!! As far as thebold items(code violations). Do you want RPM to give you an estimate or are you going to handle the repairs?? The code items can wait until after the tenant moves in. They still need to be done as per code. Please let me know what you are going to do!!

I am yet to view the signed lease after one week of this lease been signed. I have to APPROVE the tenants before they move into my house.

Hi Edward, Those are EPP fee's (eviction protection program). You are charged EPP's a month after you sign your management agreement. Those fee's are correct.

Hi Edward, We will have the windows repaired the day before we give the tenants occupancy which will be Wed. We will remove the 2qty boards from the windows that we are working on only. If you want us to remove the other boards and clean up and haul away boards. Total cost to do that will $50.00 more. The people who put the boards on drilled right into the windows frames and to many screws in each board. Not sure if they caused any damage. We will see when they are removed.
Do you want RPM to remove the rest of the boards from all of the windows for $50.00 more??? If you want us to pick up all of the dead roaches we can do that for another $50.00. Let me know how you want me to handle the extra repairs.

For liability purposes, I have been advised to use an extermination service that can provide me with their certification as to the eradication of roaches and other pests. Hence, I have decided to use Orkin and they will be at the property 4137 w. Deborah on Monday at 11:30am to take care of this.
You can still go ahead and replace the broken window panes for the kitchen and the garage window for the agreed amount of $300
the very day the tenant moves in. Also you indiacted you might be able to remove the little trash in the garage as well as the remove the boards from the windows.
I will install the AC unit on the property after the tenants move in before Jun 1st.
Also I will like to take a look at the application and lease agreements with the Tenants on the Owner portal prior to the move in date.
I understand that the $150 previously owed and the $300 dollars discussed above for a total of $450 will be debited from the $790 first month rent.
