I have all text related to the situation and agreements made. Having animals inside tearing up the walls and door frames not cleaning up after their fesses. Not taking care of the property and leaving it in filth and UN-kept yard maintenance. The house was left with garbage months old. Flies, maggots, roaches and rodents. House needed to be exterminated and fumigated on top of being scrubbed from top to bottom because of animal fesses, trash, dirty diapers, and food lying around. Not counting the fact that they never gave proof of renters insurance. Owing on the remainder of the lease from July 2014 to November 2014. Failed to comply and make any restitution for late fees or rent. 6/25/2014 served notice of eviction or compliance to fix the issue and agreement to make restitution. Failed to do either and remained on the property until being served again 7/10/2014.
Rent was $900.00 Monthly with an added $150.00 to cover late charges.
Refraining to trow out garbage using the garage for a dump sight.
They are responsible for paying remainder of lease in the amount of : $3,600.00
Accrued late fees of: $3,275.00 per entire time of renting which I had given them the option to pay half in payment with the rent which they agreed upon doing.$1,637.50 at $150.00 more a month.
Also cleaning, fumigating, exterminating, and yard maintenance charges at $2,000 cost to repair. Levy for early termination as agreed in the lease.
