Brian E. says: I was contacted by this company about selling my property. When I received the contract to look over I was surprised to discover that:
a) they would offer no earnest money, and there was a 90 day closing date
b) the buyer retained the right to cancel the transaction "for any reason"
c) I would be giving them permission to market my property

So what Liquid Property does is try to resell your property at a higher price while you yourself are unable to sell it for the 90 days they have it under a contract that is binding to YOU, but not to THEM.

If someone bites, they close and give you the lower price and presumably chortle with glee at the money they've made. If no-one offers to buy it, then they walk away, with no obligations whatsoever to you.

It may well be worth it to some sellers to do this. If you don't have an urgent need to sell your property but wouldn't mind doing so as long as it doesn't involve any hassle, fine.

But for some elderly, confused, or unsophisticated sellers in need of closure or cash, this seems to me to be a pretty deceptive business model. From what the salesperson said, it wasn't at all clear to me that this sale might or might not close, and if I wasn't used to reading contracts I absolutely would not have understood what I was signing.

I doubt if any of this is illegal, and perhaps they do buy some houses outright for rehab or whatever, but the lack of disclosure seems unethical to me. I'm writing this review only so that others researching this company prior to accepting an offer will know what questions to ask.
